That the City of Woodstock Committee of Adjustment approve Application MV21- 26, submitted by Urban Cliff Developments Inc. and Cliff Zaluski, for lands described as Lots 4, 5, 6 and 7 and Part Lot 3, Plan 573, Parts 2, 3, 4, 16 to 21, 27, 28 and 32 to 35, 41R9971 and Parts 7, 8 and 9, 41R10233, subject to easements, being municipally known as 1222 Dundas Street, in the City of Woodstock, as it relates to: 1. The proposed relief meets the four tests of a minor variance as set out in Section 45(1) of the Planning Act as follows: 1. The proposed relief represents a minor variance from the provisions of the City’s Zoning By-law in that the decreased interior lot line setback will not impact the ability of the site to provide sufficient space for vehicles to maneuver; 2. The proposed relief maintains the general intent and purpose of the City’s Zoning By-law, and no negative impacts are anticipated from the reduced setback; 3. The relief sought is desirable for the appropriate development and use of the land as it will allow for development permitted by the Zoning By-law; and 3 4. The relief maintains the intent and purpose of the Official Plan as the proposed relief will facilitate development contemplated w
