That the City of Woodstock Committee of Adjustment approve Application File MV16-26, submitted by Karn Road Land Development Corporation, for lands municipally known as 310 Kading Crescent as it relates to: Relief from Section 8.3.55.2.2, to reduce the minimum required lot frontage for an end townhouse unit from 7.6 m (24.9 ft) to 7.4 m (24.3 ft) to facilitate the development of four townhouse dwelling units. The proposed relief meets the four tests of a minor variance as set out in Section 45(1) of the Planning Act as follows: The proposed relief represents a minor variance from the provisions of the City of Woodstock Zoning By-law in that the decreased lot area would not impact the ability of the site to provide adequate drainage, off-street parking, and a building envelope; The proposed relief maintains the general intent and purpose of the City of Woodstock Zoning By-law as the development as no negative impacts are anticipated from the decreased lot frontage; The proposed relief is desirable for the appropriate development and use of the land as it will allow for development permitted by the Zoning By-law; and The relief maintains the intent and purpose of the Official Plan as the requested relief would facilitate the development of the site. And further that any comments received from the public were reviewed and considered before the decision was made in relation to this planning matter.
